Market figures reported during 2026 point to a more competitive environment, where selling a property increasingly depends on its price, location, and overall value.
Supply Is Growing, but Sales Are Slowing
A report published in May 2026 by AMPI Riviera Nayarit and Teseo Data Lab estimated that condominium inventory grew from approximately 800 units in 2020 to 3,500 in 2026, a 337.5% increase. By comparison, estimated potential demand grew by approximately 37.9%.
Meanwhile, Coldwell Banker La Costa reported 48 condo sales in September 2026, compared with 82 during the same month in 2025.
Although these figures measure different aspects of the market, they reflect an environment where analyzing available inventory and actual sales activity is increasingly important.
What Does This Mean for Buyers?
Greater competition among properties can create opportunities to compare prices and negotiate better terms. However, not every development offers the same potential.
Before purchasing, consider:
Location: Accessibility, nearby services, and local demand.
Pricing: Compare similar properties and completed sales.
Costs: Maintenance fees, condominium assessments, and operating expenses.
Developer: Track record, contract terms, and delivery dates.
Crisis or Opportunity?
Growing inventory does not mean the entire Puerto Vallarta real estate market is facing a crisis. Conditions vary by neighborhood and property segment.
